Unfortunately, there may not be recent comparables in the neighborhood, which means you will need to look beyond the neighborhood.
Select comparables from similar, nearby neighborhoods to get more accurate results. When completing a CMA, locate three comparable properties with similar features as the subject property.
A comparable property should be close to the size of the subject property, within square feet. It should also be a similar age, and design. The challenge is to find a recent sale with similar features. Since no two properties are identical, before adding the sale prices of comparables, those individual prices need adjustment to compensate for differences among the comparables and subject property.
For example, if the subject property has a swimming pool, increase the sale price to compensate for the pool. Eminent domain is another area where fair market value is often not relevant, because the person losing his or her property is under compulsion. Determining fair market value is especially difficult when it comes to unique items such as art and handmade items because there may be few or no comparables.
And the notably tricky science of making forecasts about the future often comes into play when valuing a business, because the value today may depend on the future cash flow over the next several years. Ultimately, fair market value is only an estimate.
